Real estate is the only career I've ever had. I started investing in Colorado over 12 years ago and never looked back. This is it. Over time I've developed deep expertise across short-term, mid-term, long-term, and commercial assets, but STR is where I've built the sharpest edge.
I spent years studying STR data obsessively — building my own analytics tools, underwriting models, and market dashboards from scratch. That work eventually led me to consult for STR software and data companies, helping them understand what actually matters when evaluating deals. It sharpened my thinking and gave me an inside view of what the best operators in the industry are doing.
Revenue optimization is another area where I've gone deep. Dynamic pricing, channel strategy, yield management, demand forecasting — I practiced all of it at a level that had me seriously considering launching a standalone revenue management company. I ultimately decided the bigger opportunity was combining that expertise with everything else: deal sourcing, underwriting, design, setup, and operations.
