Two towns, one ski market, and no license caps in either. That makes the Fraser Valley one of the last places near Denver where an investor can buy a ski-area STR without a waitlist.
Rates and occupancy: PriceLabs market data for 174 comparable two-bedroom listings near Fraser, pulled October 24, 2026. Rates are current asking prices for the next 12 months, not booked rates. Occupancy covers October 2025 to September 2026.
Winter Park and Fraser sit a few miles apart in the Fraser Valley, and each runs its own STR program. Neither requires the owner to live in the unit and neither caps the number of licenses, which is the main reason investors priced out of Summit County end up here.
Winter Park requires an STR registration ($150 a year, all expiring September 30) plus a $60 town business license, and an annual East Grand Fire life-safety inspection. A unit built for 20 or more guests needs a special use permit first. Fraser charges a $150 application plus $350 per bedroom since October 1, 2025, a $40 operating license, and a current East Grand Fire inspection certificate, and it caps occupancy at two guests per bedroom plus four.
In both towns the registration belongs to the owner, not the property. Buying a unit that's been renting for years doesn't buy you its license.
Same valley, slightly different rulebooks. Check which town limits the address is in, or whether it's unincorporated Grand County.
Across 174 comparable two-bedroom listings near Fraser, the middle half of asking rates for the next 12 months runs $221 to $306 a night, with the top tenth above $359. Christmas week asks run roughly 30% above the surrounding dates.
Occupancy for two-bedroom units averaged about 38% from October 2025 to September 2026. February was the peak at 56%; April and May fell to about 20%. This is a two-season market, ski and summer, with deep shoulders in between.
That gap between peak and shoulder is why so many Fraser Valley pro formas are wrong. Annual revenue lives in roughly 20 weeks of the year.
No caps doesn't mean no homework. These are the items that move the numbers.
Send me the listing. I'll confirm the jurisdiction and the HOA rules and tell you what it should realistically earn across all four seasons.
