Common Questions
Everything You Need to Know About Investing With Covest
Yes — 100%. You purchase the property in your own name (or your LLC). Covest LLC represents you as your licensed buyer's agent, and Covest Setup LLC handles furnishing and design under a separate post-closing contract. You hold clear title from day one.
Covest LLC earns a buyer's agent commission at closing, which is negotiated and disclosed upfront in your Buyer Representation Agreement before we ever show you a property — as required by Colorado real estate law. This compensation is typically 3% of the purchase price and in many transactions is offered by the seller, though this is always transparently disclosed. AirSimplicity earns a management fee on ongoing rental revenue. No hidden fees, no surprises.
We've built proprietary tools that pull occupancy, revenue, and booking data from multiple STR data platforms and layer in our own historical performance data. This lets us model realistic revenue projections — not optimistic estimates — before you make an offer.
If construction work is required, Covest Setup LLC coordinates with a vetted, licensed local general contractor and acts as the design lead — selecting finishes, tile, fixtures, and layout. You're not managing the renovation; we are.
Yes. Once you close, Covest Setup LLC handles the setup and AirSimplicity manages operations — guest communication, cleaning, maintenance, pricing, and reporting. You receive monthly statements and cash distributions. That's it.
We focus exclusively on Colorado. Our primary targets are the Denver Metro area and markets within roughly two hours of Denver that have investor-friendly STR regulations — including the foothills communities (Evergreen, Conifer, Bailey), Summit County (Breckenridge, Keystone, Frisco), Grand County (Winter Park), and select mountain towns along the I-70 and Highway 285 corridors.
Our best deals have returned up to 17% cash-on-cash, and the five case studies on our portfolio page average 12% over four years. Returns depend on market, property type, and financing. We share conservative, data-backed projections — not best-case scenarios — before any purchase.
AirSimplicity, a Colorado-based short-term rental management company and Covest's management partner. AirSimplicity manages Shalom's own personal portfolio of STR properties, which means your investment is managed with the same care and attention as his own. The team has achieved Airbnb Superhost status — a designation that meaningfully improves search visibility and booking conversion — and actively manages pricing, guest communication, cleaning, maintenance, and monthly reporting. Your property is listed across every major channel: Airbnb, VRBO, Expedia, Marriott Homes & Villas, and Google. Learn more at airsimplicity.co.
Most property managers use off-the-shelf pricing software and treat your property like a number. AirSimplicity's leadership team are active investors themselves — they have skin in the game. Shalom's own portfolio is managed by AirSimplicity, which creates a level of trust and alignment that's rare in the industry. They focus exclusively on short-term rentals in Colorado, know the markets deeply, and have the Airbnb Superhost track record to prove it.
That is completely fine. You own the property — you can use it however you wish. Many of our investors block out dates for personal use. Just let AirSimplicity know your preferred windows and they will block those dates on the calendar. Keep in mind that personal use days will affect your annual revenue, which we can model into your projections upfront.
Covest works with investors who want higher returns than traditional long-term rentals or other real estate sectors, and who are comfortable with some creative deal structuring. Ideal clients are accredited investors or those with at least $200,000 available to invest, and who are pre-qualified (or willing to qualify) for a loan. If you want to be hands-off and let a seasoned operator run everything, this is built for you.
We generally work with investors who have a minimum of $200,000 available for investment — covering down payment, closing costs, setup fees, and initial reserves. Being pre-qualified for a mortgage is strongly preferred. Every deal is different, and we will walk through the full capital requirements with you before you commit to anything.
It depends on how quickly we find the right property, but a typical timeline is 3–6 months from initial conversation to live listing. That includes market targeting, property search, offer and closing (30–45 days), and setup and staging (4–8 weeks). We move as fast as the right deal allows.
Regulation risk is real, and it is one of the core reasons we are selective about markets. We actively monitor regulatory trends in every market we operate in, and we only recommend markets with stable or investor-friendly policy environments. That said, no investment is without risk, and we factor regulatory scenarios into our underwriting.
Yes. Many of our investors purchase through an LLC or other legal entity. We work alongside your attorney and CPA to structure the acquisition correctly. We can also provide referrals to real estate attorneys familiar with Colorado STR ownership structures if needed.
