Have Shalom Kaiser on your show

I'm a Denver broker who has spent more than a decade buying, building and running short-term rentals in Colorado. I talk about what actually makes an Airbnb investment work, and the stuff that sinks most of them before the first booking.

Short bio

Shalom Kaiser is the founder and managing broker of Covest, a Denver brokerage that helps investors buy short-term rentals in Colorado. He has underwritten more than 900 properties, designed and launched over 30 Airbnbs, owns short-term rentals himself, has managed 150 rental units and co-founded a short-term rental management company.

Longer bio

Shalom has worked in Colorado real estate for more than 12 years across short, mid and long-term rentals. He has priced and run revenue management on his own rentals since his first one, and later co-founded a short-term rental management company.

He founded Covest to give investors one accountable person from search to first booking: finding the property, checking that it can be licensed, pricing it and handing it off to management. He also built his own software that pairs Colorado listing data with rental performance and local regulations, so he can screen deals faster than he could by hand. He lives in Denver.

Topics I can cover

Why most short-term rental deals die before the offer

Licensing, HOAs and town lines decide more Airbnb deals than the house does. Stories from Colorado on how investors get burned after closing, and why the address matters more than the listing photos.

What 900 underwritings taught me about STR numbers

Why the data tools disagree with each other, where projections usually go wrong, and the gut checks I run before I trust a revenue estimate.

Owner, manager, broker: seeing an STR from every seat

What I learned running a management company, pricing my own rentals and now representing buyers. What managers wish owners knew, and what owners wish they had asked before they bought.

Design is a revenue decision

Lessons from launching more than 30 homes: what guests actually pay more for, where owners overspend, and why setup decides whether a listing stands out in its first season.

Mountain towns are closing the door. Now what?

Caps, waitlists and new taxes across Colorado ski towns, and what that shift means for anyone who still wants to own a vacation rental in the mountains.
